Mohla by být aplikace pro jednodušší komunikaci s hosty. Také když napíšu podpoře, nepřichází upozornění, že odpověděli a ne vždy se mi zobrazuje možnost napsat. Také by bylo fajn, kdyby kvůli 1 zprávě poslané pozdě se hned nejhoršila průměrná odpověď. Normálně reaguji do hodiny, ale když jsem na dovolené, kde je změna času a nebo host napíše v noci, není fér, že se ta odpověď tolik prodlouží obzvlášť když se to počítá jen z 1 zpravy od nájemce. Jinak je Flafio dobrá platforma, ze které je možné získat delší pronájmy než na 1-3 noci :)

I really appreciate Flatio’s focus on longer-term accommodation — it fills an important niche in the market right now.
That said, I’d like to suggest more flexibility around how utility bills are handled. In some regions (such as parts of New Zealand), certain services like water are still free. At the same time, currency fluctuations — especially the current weakness of the NZD against the Euro — make it difficult to fairly estimate total costs. When utilities are bundled into the rent, hosts may end up underpaid if exchange rates shift, essentially nullifying the 10% cap on utility consumption in euros. This could encourage hosts to raise their base rates to cover potential losses, which in turn affects affordability and booking likelihood. A possible solution could be to allow for separate billing of utilities, providing more transparency and fairness for both hosts and guests.
Another point: the payment deadline for the first rental installment is quite strict, particularly for guests in Europe booking places in time zones far ahead (like New Zealand, which is 10–12 hours ahead). Because of the time difference, payment windows can effectively shrink, making it harder to meet the deadline. Additionally, the tone of these reminders or deadline notices can come across as a bit harsh — softening the language could improve the user experience, especially during the booking process.

I enjoyed using Flatio. It is consumer friendly. My only comment (suggestion) is the hosts' approval process. If I am not mistaken, the hosts have 1 day to approve or reject your request; and if they do not respond it is considered rejected. However, if you want to book a place quickly, this one day period is very long and the clients can search for other alternatives.
