A newly built, never-lived-in house at Azinhaga dos Ausentes, Funchal (S. Pedro), with 143,43 m² of total floor area. Three bedrooms, three bathrooms, a 100 m² private garden, a 15 m² veranda and private open-air parking for two cars with a fast EV charging station. Heated floors. Everything is included, down to the window treatments.
Minimum stay 30 days. Let under a Portuguese residential lease agreement (arrendamento urbano para fim não permanente), registered with the tax authority.
Energy performance
Energy class A, NZEB, rated "edifício muito eficiente". Certificate SCE402332923, valid to 18/04/2036. Renewable sources cover 77 % of the building's energy consumption. Space heating is 64 % more efficient than the regulatory reference, space cooling 70 % more efficient and domestic hot water 25 % more efficient. Estimated emissions are 0,40 tonnes of CO2 per year, which keeps the running costs low.
Layout
Open-plan living room, dining area and kitchen with island. Floor-to-ceiling windows, greenery on all sides and a side ocean view. Designer roller blinds in the living room control the light without closing off the view.
The master bedroom has a 200 × 200 cm bed with a premium Mindol Vintage Lux mattress, a walk-in wardrobe with integrated lighting and an en-suite bathroom with a large bathtub. The second bedroom has a 160 × 200 cm bed, a built-in wardrobe and a proper workspace with desk and office chair. The third bedroom has two 90 × 200 cm beds that can be joined, plus a built-in wardrobe. Every wardrobe was custom-made to the designer's plans.
All three bedrooms have blackout curtains and open onto a shared veranda. Air conditioning in all bedrooms and the living room. Underfloor heating in all three bathrooms and the kitchen area.
Kitchen and utilities
Built-in Bosch appliances, anti-scratch finishes, island with integrated power outlet, Artemide Yang Zi pendant. Samsung washing machine. A large storage room with custom cabinetry for clothes, suitcases and household items. Fibre internet.
Lighting and finishes
Ceiling spotlights, ambient lighting, decorative fixtures and integrated wardrobe lighting. Spanish fixtures and faucets in all three bathrooms and the kitchen. Entrance hall with a large built-in wardrobe and an illuminated mirror. Smoke detector installed. Furnished with Kave Home pieces.
Outside
Private garden with barbecue, outdoor sink and a dining area with table and six chairs. The plot is set against the hillside, so the garden is not overlooked from the street. The house shares an entrance gate with three neighbouring houses. The parking area and garden are for the exclusive use of this house. The street is quiet at night.
Location
Residential Funchal, freguesia of São Pedro. Shops, restaurants and a Continente supermarket within walking distance. 3 minutes to Via Rápida, 3 minutes by car to the city centre, 20 minutes to the airport.

How you can cancel a booking varies depending on what stage the booking is in.
Is your booking request still waiting for host approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your booking request, and you are no longer interested in it. In that case, you can still cancel the booking before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the host accepts your booking, the property is stopped being advertised, and they can lose the chance to rent their property to someone else.
