This stone house offers a slow, natural lifestyle where time follows the sun and moon instead of clocks. At the entrance, guests can enjoy a free bookcrossing library, secure bicycle storage, and an e-bike charging station. A stone arch leads to a terraced courtyard overlooking the valley, complete with a barbecue, wood-fired oven, and outdoor dining area.
The 150-square-meter home spans two floors. The ground floor includes a fully equipped kitchen, living room with smart TV, library room with Bluetooth hi-fi, double bedroom, bathroom with shower, and washing machine. Upstairs there is another double bedroom and bathroom. Free Wi-Fi is available.
We manage a biodynamic garden where we practice composting and permaculture, and where a small number of laying hens roam freely. These activities can be discovered and experienced during your stay.
We have aimed to minimize the use of plastic and PFAS, as well as single-use and single-portion products. We use only recycled paper, eco-label detergents, and our soap is handmade.
At the entrance of the house, we have set up a small book-crossing station that is part of the Italian “take a book, leave a book” network, where anyone can find or leave books of various genres.
If you are interested in the principles that inspire us, we would like to offer you some reading suggestions:
-Il deserto dei tartari (Dino Buzzati)
-Walden (H.D. Thoreau)
Together with you, we support the Social Cooperative "Il Pungiglione", an important organization providing social support in our local area.

Hi! We're Anna and Luca. We live in a tiny village in Tuscany (fewer than twenty people), off the beaten track of overtourism, within the UNESCO Apennine Biosphere Reserve. A half-hour drive takes you to the Cinque Terre National Park and the Tuscan-Emilian Apennine National Park, both highly visited, but if you'd like, we can suggest how and where to visit them in complete solitude. In Pontremoli, about twenty minutes by car, there is a lively social hub for digital nomads (*****. We practice permaculture and composting in a biodynamic garden, irrigated by the stream. We collect wild edible herbs. We produce our own eggs (from happy hens), bread, herbal teas, infused oils, and soap, as well as placemats and bags made from raffia, cotton, and hemp. On May 1st of this year, we opened one holiday home, that have obtained the European Certificate for Sustainable Tourism (CETS). At home, we use electricity from renewable sources, only recycled paper, and organic cotton. In the kitchen, we've eliminated single-use and single-portion items, PFAS, and minimized plastic. Our goal is to create the conditions for new rhythms and perspectives. We do not simply rent houses; we offer opportunities to experience a different way of living. We believe responsible travel isn't a vacation intended to fill a void in activity, but rather an act of growth and knowledge, through listening and respect, to be experienced at the right time and with the right people. We don't want to rent homes, but rather offer opportunities for experiences! There are numerous hiking and cycling trails around the house. If you're lucky, you might spot porcupines, wild boars, foxes, badgers, and hawks, as well as wolves, which live permanently in our valley and we can easily find signs of their presence. The historic Via Marchesana (a branch of the Via Francigena), the Castagna-Bike trail, and the Lunigiana Trekking trail pass through the village. You can use our e-bike charging station and the book-crossing point we've installed at the entrances to each house. And we're in Lunigiana: hundreds of small villages and castles to explore at a leisurely pace. Part of the cost of your stay will be donated to support the village of the Il Pungiglione solidarity cooperative (Mulazzo), which you can visit. You will usually be welcomed by Anna and Luca. Alternatively, you might have the pleasure of meeting our three children: - Stefano, a teacher, vegetarian biologist, and caretaker of the vegetable garden - Sara, a nomadic traveler with a master's degree in Sustainable International Tourism - Silvia, a language mediator with proficiency in sign language (LIS) For ethical and moral reasons, we do not use or Airbnb as intermediaries.

Every time you rent through Flatio, you're automatically covered by our StayProtection package.
By booking this property, you'll also enjoy extended protection in the form of Stay Benefits - a unique offering backed by AXA! Here's what such packaging includes:
Once you send a booking request, the host is notified that you are interested in their listing. From that moment, they have 24 hours to approve or reject your booking.
Hosts are mainly interested in the profile of their guest. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your booking will more likely get approved.
You can take a look at the contract in advance and online with every listing. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the hosts on Flatio.
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the host and ask them if they're willing to give you a personal tour of the rental unit.
In the event that you move in and the rented accommodation doesn't match the information on Flatio, let us know as soon as possible!
If the conditions for the withdrawal are met and the host can't fix the issue immediately, you have the option to withdraw from the lease agreement with a full refund. We'll also actively help you find an alternative accommodation and remain by your side until everything is fully resolved.
You can read the conditions and all details about our Move-in Guarantee in this article of our Help Center.
How you can cancel a booking varies depending on what stage the booking is in.
Is your booking request still waiting for host approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your booking request, and you are no longer interested in it. In that case, you can still cancel the booking before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the host accepts your booking, the property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved booking and also a valid agreement? In order to cancel your booking, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
